WHAT MAKES THIS DIRT SPECIAL?

First of all, if you do any research, you'll find that Utah is some of the most buoyant real estate in North America.

Next is my personal theory about ski town real estate:
If you start by looking at a map, the ski-in ski-out properties at the resorts are the most valuable and sought-after. From there, draw concentric circles out from the resorts. The properties close to the resorts (walking distance) are still astronomically high. As you continue outward, the prices go down, but commensurately so with how far away they are from the resorts (of course, there are other factors, but this is a very good rule of thumb).
These ranch properties are located in Browns Canyon, about five miles from Park City; all other properties on the five-mile circle from Park City are absolutely sky high!While appraisal values are less than stellar in Browns Canyon, the micro-area of THESE specific properties is the only one in Browns with high-end homes, developed roadways, power, views, and proximity.
Although my concentric circle theory holds up very well, there are ranch properties in Oakley and Kamas (much farther away from Park City) that are selling for $65k to $85k per acre. These are typical prices for acreage in Summit County.
Also, what surrounds these properties should certainly pique your interest:
Promontory is one of the highest-end developments around. Promontory's Stage III, it's most expensive properties, is in Browns Canyon. Promontory's Jack Nicklas golf course is in Browns Canyon in clear view from my house.
Senator Bob Garff recently built a fabulous home on the 6500-acre Garff Ranch in Browns Canyon, very near these properties. Lot 3 on this website abuts the Garff Ranch.
Deer Valley leases the Garff Ranch for its snowmobile operation in the winter. I hope you know what Deer Valley is.
There are other developments squeezing the perimeter of Browns Canyon, like Deer Mountain Estates, Blackrock Ridge and Wolper's mixed-use development at the top of Browns Canyon Road.
On the far end of Browns Canyon, property values are rising quickly as many of them offer acreage with river frontage. This will only boost appraisal values for these properties.
